Here is a quick guide to some of the queries you may have about Lillybrook or Church Park. If you cannot find the answer here or on the web pages, please contact the Park office on 01249 890250

Are dogs allowed on the premises?

Dogs are allowed to live with their owners on Church Park, but not on Lillybrook. Dogs must be kept on a lead when outside the home, except when in a fenced off garden area.

Are Children allowed to visit both Parks and are they allowed to stay?

Children are allowed to visit homes and are allowed to stay there on holidays.

If we choose a new home can we choose any home?

Depending on plot avaibilty you can choose a suitable home, from the Omar and Wessex range.

If we decide to sell who sets the asking price for our home?

The residents of the home decide what price they want to ask for their home.

We like the idea of Park Homes, but find the prospect of paying 10% Commission on Resale when we sell the home puts us off the idea.

Lillybrook Estate Ltd offer the choice of two schemes, one with the standard 10% Commission on Resale, and one with 5% Commission on Resale. Please see Pitch Fees and Commission on Resale document.

Do Park Homes lose value?

Park Homes typically follow the local housing market and have actually performed better in the last 4 years!

What is security of tenure on Park Home?

Please refer to Mobile Homes Act 1983, which covers Parks with Site License for Residential Park Homes that have Permanent planning permission. Further details can be obtained from our Trade Association B.H.&H.P.A. via their consumers website www.ukparks.com, or from relevant Government Department - The Office of the Deputy Prime Minister.

What is the Council Tax payable?

All homes are Band A, which for North Wiltshire District Council 2007/8 is £875.31

Is Gas available?

There is no Natural Gas supply to the village, which includes both Parks.

On Church Park

there are six large Calor Gas tanks in a compound, with Gas piped to individual homes. Lillybrook Estate Ltd invoice residents quarterly for gas used plus £10 (excluding VAT @ 5%) standing charge.

On Lillybrook

Gas is in mini bulk tanks by the home, with the cost invoiced after delivery. There is a £5 per quarter standing charge(excluding VAT @ 5%).

Is there an alternative to Calor Gas?

We recommend Oil rather than Calor Gas for central heating, because of lower running costs. Most new homes have Oil Central heating, the latest systems have devices in the home to show the quantity of oil in the tank. Cooking is usually by electricity, with many people finding the latest electric hobs very quick, clean and efficient.


Who invoices us for Water, Sewerage and Electricity?

On Lillybrook
All residents are invoiced by Lillybrook Estate Ltd for Water and Sewerage. There is a water meter in each home. We are only allowed to charge usage at cost price, which for 2006/7 95.10p per cubic metre. Sewerage volume is calculated to be 95% of the water consumed, the cost being 124.26p per cubic metre. Standing Charge is cost price plus £10 per year to cover our cost of installing meters and reading them. Currently this works out at £6.59 per quarter.

Electricity price is all at cost price to Lillybrook Estate Ltd, which is currently (excluding VAT @ 5%) a flat rate of 6.21p per kw/h with 51p per quarter standing charge.

On Church Park
*Water & Sewerage is invoiced directly by the water company.

Electricity price is all at cost price to Lillybrook Estate Ltd, which is currently (excluding VAT @ 5%) a flat rate of 5.34p per kw/h with £6.87 per quarter standing charge.
