If we decide to sell who sets the asking price for our home?

The residents of the home decide what price they want to ask for their home.

We like the idea of Park Homes, but find the prospect of paying 10% Commission on Resale when we sell the home puts us off the idea..

Lillybrook Estate Ltd offer the choice of two schemes, one with the standard 10% Commission on Resale, and one with 5% Commission on Resale. Please see Pitch Fees and Commission on Resale document.

Do Park Homes lose value?

Park Homes follow the local housing market prices, and at times outperform them. Prices have fallen during 2008/9, although not as much as the general fall in house prices.

What is security of tenure on Park Home?

Please refer to Mobile Homes Act 1983, which covers Parks with Site License for Residential Park Homes that have Permanent planning permission. Is Gas available?

There is no Natural Gas supply to the village, which includes both Parks.

On Church Park

About 35 homes on Church Park use Gas, and it is supplied either to mini bulk tanks for some homes, or in Gas cylinders to some other homes. Residents purchase the Gas directly from their choice of suppliers. Further details available upon request.

On Lillybrook

About 50 homes on Lillybrook use Gas, and they are all in mini bulk tanks by the home. Residents purchase the Gas directly from their choice of suppliers. Further details available upon request.

Is there an alternative to Calor Gas?

We have recommended oil for a number of years for heating, and about a dozen homes use that on Church Park – over half the homes on Lillybrook use Oil. Since late 2007 we have five homes that use a Heat Pump for heating rather than Oil or Gas. Whilst initially more expensive to buy, the Heat Pumps are showing lower running costs and are an option to consider when purchasing a new home. Further details available on request.
